Condo Complex Spotlight - Honua Kai

This month, we’re spotlighting Honua Kai, a well-known resort-style complex on West Maui that blends full-ownership condos with hotel-level amenities.

What makes it stand out is the mix of newer construction, direct beach access, and strong short-term rental potential, all within a setting that feels more like a high-end resort than a residential property.

Honua Kai is concrete construction, hotel-zoned, and made up of three sections: Hokulani Tower, Konea Tower, and the Luana Garden Villas. Units range from studios to three bedrooms, and the grounds include multiple pools, a fitness center, underground parking, and onsite dining like Duke’s.

There’s a lot to love about Honua Kai, but in my new video series, I also share a few things I think buyers should be aware of. Check it out to hear the pros and cons from my perspective.

Joshua’s June Buyer Tips

Buying a home on Maui isn’t just about layout and location it’s about how the home lives. These are just a few things I always recommend checking early on to save you big frustration later.

1. Walk Upstairs. Seriously.

Buying a two-story unit or home? Have someone walk upstairs while you stand below. If you can hear every step now, imagine it with kids or guests. Why I recommend this: Fixing sound issues usually means major renovations, and that’s rarely worth it. If it’s noisy from the start, it’ll likely stay that way unless you’re planning to install carpet or tear into ceilings.

2. Test the Walls, Don’t Just Trust Them

Think about how you’ll use the rooms: office, guest room, nursery, and play music or talk in the next room. You'll quickly find out if the sound travels too much. Why I suggest this: Wall thickness changes how a home feels. It’s a small check that can make a big difference in your day-to-day life.

3. If There’s an Ohana, Check the Sound Connection

If there’s an ohana, test the sound between units, especially with windows open (which is common on Maui). It may look separate, but you might still hear their Netflix every night. Why it matters: Ohanas are great until they feel like a duplex. Know how private it really is.

4. Sewer Scope Every Time

Always get a sewer line video inspection during escrow on houses. Tree roots and older plumbing can cause major issues, and slab foundations make repairs harder and more expensive. Why This Matters: You won’t see these problems at a showing, but you’ll definitely feel them later. A sewer scope gives you leverage and clarity before you’re locked in.


Local Spotlight – South Maui Gardens

Untitled design-4 If you’ve ever heard of the Hidden Oasis of Kihei near the cove, it’s this place. South Maui Gardens is one of my favourite spots. It’s technically a nursery, but it feels more like a quiet jungle hangout tucked into the middle of town. There are food trucks, live music, and even a few little shops in the back but it’s the kind of place you have to walk through to really get it. I’ve come here for casual meetings that turned into full afternoon hangouts. One time I stopped in just to get a quick bite to eat and ended up watching a surprise hula performance. If you haven’t been before, take a walk through. It’s a reminder of how good community spaces can feel.
