Minatoya Update – Council Delays Decision Until July 23
On July 2, the Maui County Council began reviewing Bill 9, a proposal that could phase out short-term rentals in thousands of apartment-zoned condos across Maui. If passed, it would eventually eliminate short-term rental use in complexes on the Minatoya List.
Most of the meeting was held in closed session with County attorneys, and no decisions were made. The Council will resume discussion on July 23.
A representative from the Mayor’s office shared during the public meeting that:
“Any amount of housing we can acquire for local housing would be considered a success for us.”
That statement makes the administration’s priorities clear but it is also cause for significant concern. Many of the properties impacted by this bill are central to Maui’s visitor economy and support families who rely on STR income.
If we got 200 homes, but 2,000 people lost their jobs and could no longer afford to pay rent, could it really be considered a win?

Small Adjustments, Big Impact
1. Set the Thermostat to Show Well, Not Just Save Energy
Why it’s important: A warm or stuffy home can turn buyers off instantly. Comfortable temperature = comfortable buyers with longer showings and better first impressions.
2. Swap Out Burnt Light Bulbs and Mismatched Color Temps
Why it’s important: Inconsistent lighting (yellow in one bulb, blue in another) makes a home feel disjointed. Unified lighting shows better in person and in photos.
3. Hide Extension Cords, Surge Protectors, and Loose Wires
Why it’s important: Visible cords distract from the space and make the home feel cluttered or improvised. Clean lines give a more polished impression.
4. Keep Window Screens Off for the Listing Photos
Why it’s important: Screens dull natural light and make windows look older. Removing them (temporarily) makes your listing feel brighter and more premium.
